Register with us. We actively seek properties to let and if a landlord knows you are waiting on their property and have an idea of when you want to move in, we can move you in with ease. As a result, we will let most properties before they are advertised on the website. We contact potential tenants on the waiting list before we advertise so you would be first to view and hold the property. We can contact you via post, mobile, text, home phone or email. Some tenants give additional requirements in the comments section such as ground floor bathroom, 2 reception rooms, house preferred, etc. The information provided is matched to the property description and rent. Properties To Let

We request that all our landlords carry out GasSafe Inspections, EPC (Energy Performance Certificate) and Electric Inspections. Now a legal requirement, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 states landlords of private rented accommodation must ensure the property is up to national standards of electrical safety set out in the 18th edition of the wiring regulation. The regulation came into force on the 1st of June 2020 affects all new tenancies as of 1st of July 2020 and will apply to existing tenancies as of 1st of April 2021. The idea is to provide safe properties for our tenants. A copy of the aforementioned 3 certificates is to be given to the tenant.

There may be restrictions on some properties, for example, some properties have to be let to individuals not a company, cannot accept DHSS (Department of Health Social Security) benefit, etc due to mortgage or insurance terms and conditions.

Property Viewings

For lettings in Birmingham, West Bromwich and Walsall, viewings are available Sunday to Saturday between 8am to 8pm. We have provided detailed description and pictures of the properties to assist you in deciding which may be more suitable to your requirements so that a viewing appointment is used to confirm your first impression.

When you attend a viewing, always put forward your suggestions that could make the property more homely for you. Most landlords will carry out reasonable requests. If you do not like the property when viewed, we will require a feedback so that the next property you view is exactly what you require.

Tenant Referencing

Once you find a property you like, the next step is to undergo a credit referencing which includes a check for CCJs & bankruptcies within the last 5 years, landlord and employer references. Proof of address, identity, income, right to rent in the UK, etc, are required.

If a guarantor is required, (s) he will also have to undergo a credit referencing. You can complete a printed application in our office, we can send the application as an attachment for you to print and return with the documents required or you can be sent a link to your email address to complete the online application for expediency. As of 1st of June 2019, there is no charge for tenant referencing.

While tenant referencing is being completed, the property will be on hold until the result is received. The referencing is normally completed within 3 days. Tenant referencing can take longer if the current landlord and or employer does not respond to referencing within reasonable time. You should inform your landlord and employer’s Human Resources department that a reference will be requested and it will require urgent response.

Once the tenant applies for the property, the deposit (minimum equivalent of 1 month’s rent) is required. This will be held as the tenancy deposit. All viewings and advertising of the property will cease once tenant referencing commences. A notice of Let Agreed will be displayed against the property.

Tenancy Agreement

The first month’s rent is required by or on the day you move into the property. The minimum tenancy available is 6 months. You are required to read the tenancy agreement before signing as this sets out the terms and clauses that both you and the landlord are to abide by during the term of tenancy. Once the agreement has been signed by both parties, you will receive a copy for your records.

Deposits Lodged

Deposits are lodged with a Government approved tenancy deposit scheme. The tenancy deposit protection (TDP) schemes guarantee the deposit will be returned to the tenant at end of the tenancy if the terms of the tenancy are met and the property has not been damaged. You will be provided with the details of the deposit lodged soon after occupying the property. This should be kept for future reference.

It is important to us that our tenants as well as our landlords have a good letting/property management experience with us. To that effect, both our landlords and tenants refer their friends to us.

Tenant Fees

Referencing – There is no Referencing Fee.

Guarantor – There is no Referencing Fee.

Late rent – The landlord reserves the right to charge interest (calculated from day to day) at 3% over the Bank of England base rate on late payments and the landlord may recover the interest as though it were rent.

No other fees are due from tenants except if a contractor charges for no access when an appointment was scheduled.
