Documents and tenant fees required to rent
When renting, documents and tenant fees required to rent property is always a consideration. Tenant fees in Birmingham, West Bromwich, Walsall, Smethwick, Tipton, Oldbury and throughout the West Midlands are the same for all our properties. To clarify the requirements for renting a property, please see below:
Tenant fees required to rent property
Single Applicant: There is no Referencing Fee.
Additional Applicants: There is no Referencing Fee.
Guarantor: There is no Referencing Fee.
Deposit: Deposit amount equivalent to 1 month’s rent. Tenants with pets usually pay a higher deposit or if a higher deposit of 5 weeks rent is required.
Rent: First month’s rent required in advance.
Documents required to apply for property to rent
To apply for a property to rent, a full referencing which includes a credit check for CCJs, Bankruptcies, right to rent in the UK, landlord reference and employer references is required.
Required are:
Proof of Identity
Passpport, driving license, identity cards, etc
Proof of Address
Recent bills, tenancy agreement, bank statements, letters from local authority, etc.
Proof of Right To Rent In The UK
– Current immigration documents such as Biometric Residence Permit or passport endorsed to show you’re allowed to stay indefinitely in the UK for e.g.
indefinite leave to enter or remain
no time limit to your stay in the UK
a certificate of entitlement to the Right of Abode
is exempt from immigration control
Please note that The Immigration Act 2014 places a legal obligation on landlords to check the right to rent status of tenants or face a penalty. You will be required to provide additional proof of extended leave to remain in the UK during your tenancy, if this applies to you.
Proof of Income
Pay slips, employment contract, etc
Housing Benefit
– Guarantor required
Proof of any benefits you are currently receiving, tax credits, allowances, bank statements, etc.
Landlord and Employer Reference
– Name, address and telephone number required
You are required to complete an application form. There is no need for you to get references yourself. We will contact your landlord and employer directly. Reference checks usually take about 3 days.
