Electrical Safety Regulations 2020
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 states landlords of private rented accommodation must ensure the property is up to national standards of electrical safety set out in the 18th edition of the wiring regulation. The regulation came into force on the 1st of June 2020 and affects all new tenancies as of 1st of July 2020 and will apply to existing tenancies as of 1st of April 2021.
If a private tenant has a right to occupy a property as their only or main residence and pays rent, then the Regulations apply. This includes assured shorthold tenancies and licences to occupy.
